AC Cleaning in Sharjah

A deep clean is what a Sharjah split needs when the blower wheel has turned into a drum of dust, the supply air smells, or the outdoor coil is packed so tightly that a hose on the face does nothing. It is not a filter rinse. Air-Con.ae, the marketing name of Burj Al Qasimiah AC units fix cont., cleans filters, evaporator coils, blower wheels, drain pans, and outdoor coils across Sharjah. A normal split deep clean is a guide of AED 150 to AED 250. A cassette or ducted indoor clean starts higher because the access and the coil area are larger. Cleaning restores airflow. It does not start a dead compressor or fill a leaked system.

Common problems a deep clean fixes

Weak airflow from a dusty blower

The wheel moves the air. When the blades are bridged with dust they move less air and throw the wheel out of balance. The room takes longer to cool and the motor runs hotter. In Al Nahda and along Industrial Area this can happen in one summer with the windows shut, because the dust is fine enough to pass a tired filter. We remove the wheel when it is packed, wash it, and refit it. A vacuum at the grille does not reach those blades.

A musty smell at startup

The smell is a drain pan that stays wet and a coil that never quite dries, with dust holding the moisture. Ground-floor flats in Al Qasimia often have a drain with a poor fall, so the pan is the wet part. We clean the pan, flush the pipe, and correct the fall if the pipe is accessible. If the smell is in every room of a ducted villa, the duct and the handler are the job. That is duct cleaning, not a split clean.

A black outdoor coil

Sand and traffic dust lock between the fins. The fan still turns, but the heat stays in the refrigerant and the indoor air never gets properly cold after midday. We wash from the inside of the coil outward. A chemical is used when the dirt is oily, which is common on units near a kitchen exhaust or a busy road. The chemical for a home coil is not the one used on a restaurant split. Those are priced apart.

Water that appears after a “cleaning”

If someone sprays the coil toward the motor and leaves, the pan overflows or the electrics get wet. Our clean covers the wall and floor, directs water into the drain, and runs the unit afterward so leftover water shows up before we leave. If the drain was already blocked, washing the coil will flood the room unless the drain is cleared first. We clear it first.

Ice that returns a day after the filter was rinsed

Rinsing the filter and leaving a solid blower wheel does not restore airflow. The coil ices again. The deep clean is the wheel and the coil, not the plastic filter alone. If ice returns when airflow is genuinely restored, the charge is low and the next step is a leak check under gas refill, not another wash.

Grease on a shop or kitchen unit

A split above a restaurant kitchen in the industrial area or a cafeteria takes oil as well as dust. A household coil cleaner will not shift it. We use a degreasing wash, protect the food area, and quote it as a different job from a bedroom unit. Do not book it as a standard home clean and expect the same price.

Dust staining the wall under the unit

A blower that is out of balance or a supply that leaks at the casing blows a grey mark onto the paint. Cleaning the wheel and reseating the cover stops the streak. The paint is not part of our work. The cause is.

A unit that was cleaned and still will not cool

Cleaning fixes dirt. It does not replace a capacitor, a fan motor, or a compressor. If the outdoor fan never starts, or the breaker trips, we stop the clean and quote a repair. You are not charged a cleaning price for a diagnosis that found an electrical fault.

How the clean is done

Say how many units smell or feel weak, and the area. We bring covers. You see the coil before and after on a bad one. One split takes about 60 to 90 minutes. The unit is dried and run for about ten minutes so any leftover water is caught. Disposable filters are replaced. Washable filters are dried before they go back. We do not fog a perfume through a dirty machine and call it sanitised.

Where Sharjah dirt comes from

Al Nahda and the industrial belt collect a grey mat even with closed windows. Al Majaz apartments facing the corniche still load up because doors open onto dust, not because of the sea alone. Roof condensers in Muwaileh and Al Taawun take sand on the prevailing side. Units in University City are the same machines as anywhere else in Sharjah. They fail the same way when the filter is skipped from April to October. A clean in March and another after summer matches the way the dust actually arrives.

How this differs from maintenance

Maintenance is the scheduled check: filter, a coil wash, drain, current, and a look at the terminals. A deep clean is the heavier job when the wheel or the coil has already gone too far for that checklist. Many first visits are a deep clean. Later visits can be maintenance if the unit is kept up. What a proper clean looks like afterward

Supply air should feel stronger at the same fan speed, and the musty note should be gone on the next start. The outdoor coil should show aluminium again, not a grey felt. If the room is still warm with a clean coil and a clean wheel, the fault was never dirt. We then test the capacitor and the charge instead of booking a second wash. Customers in Al Nahda sometimes ask for a scented spray. We decline it. Scent hides a pan that is still dirty and gives the smell a reason to come back in a week.

Keep the filter on a calendar. In a Sharjah summer, a bedroom split that runs from afternoon until morning wants a filter look every month and a full clean when the wheel starts to whistle or the airflow at the louvre feels soft. A whistle is the blade edge loaded with dust, not a fault in the remote. If two units in the same flat were installed together and only one smells, clean that one. The other can stay on a lighter maintenance visit. Write the date on the invoice and stick to it.
