Central and ducted air conditioning fails differently from a wall split. One room is hot while the rest of the floor is cold. The handler in the roof void trips because the air around it is already above 50 degrees. A package unit facing a loading door chokes on dust. Common central AC problems in Sharjah

One room or one floor is hot

A closed damper, a crushed flex, or a return that cannot breathe affects part of the system. The compressor is tested only if the whole floor is warm. We trace which thermostat feeds which damper. In Muwaileh and Al Taawun villas the upstairs unit is often a separate machine from the ground floor. Treating them as one system leads to the wrong unit being worked on. Tell us which rooms are hot.

The handler sits in a hot roof void

Capacitors and contactors in a roof space fail first because they are baked before the motor even starts. The symptom is an upstairs unit that dies in the afternoon and runs at night. We test the capacitor and replace it if it is out of range. We also look at whether the void has any ventilation. A new capacitor in the same sealed oven will fail again. That is said on the visit, not after the third call.

The drain above the ceiling

A blocked handler drain leaks into the gypsum. You see a yellow patch, then a drip, then a piece of ceiling. The pan is in the void, not in the room. We clear it, test it with a measured pour, and check the fall. A ceiling repair is a separate trade. Stopping the next leak is ours. Water from a vent can also be uninsulated duct, which we note and quote.

Package units facing a dusty door

Warehouses near Industrial Area 6 use package units with filters toward the loading door. Cardboard filters collapse and the coil loads with dust. We change those filters. We do not wash a cardboard frame and put it back. If the coil behind it is packed, it is cleaned on the same visit and listed on the invoice. Running the unit with the filter removed “until the new ones arrive” fills the coil. We do not recommend it.

Short cycling of the outdoor unit

High head pressure from a dirty condenser, a failed fan, or an overcharge cuts the unit out. Low airflow at the handler does the same through a freeze or pressure switch. We separate those before adding gas. A condenser on a Sharjah roof that has not been washed since installation is the first place we look when the whole system is warm at 2 p.m. and fine at 8 a.m.

Thermostat and damper confusion

A stat in a sunny corridor or inside a joinery bulkhead does not measure the room. The handler runs or rests for the cupboard. Dampers that are wired backwards are corrected when we are already in the void.

VRF indoor units blamed for an outdoor fault

Offices with several indoor units on one outdoor machine show an error on a single cassette. That is often a drain, a fan, or a communication wire, not a dead outdoor compressor. We read the code and check that indoor unit before condemning the outdoor machine. Boards are brand-specific and are ordered after the code is written down.

Noise in the ceiling

A blower wheel that is dirty or a motor bearing that is dry transmits into every room on that branch. The noise is not “the duct”. We open the handler. If the wheel is the cause, it is cleaned. If the bearing is rough, the motor is quoted. Guessing from the room wastes a visit.

How central work is booked

Share the brand plate if you can, and whether one room or the whole floor is warm. We inspect the handler and the outdoor unit. The quote lists parts separately from labour. After the repair, each affected room is checked for supply air. Access panels that are tiled or painted shut are agreed before they are opened. A chilled-water plant in a tower is not this service. We will service a fan coil and its drain, and we will say if the chiller itself needs another contractor.

Sharjah buildings

Large villas in Muwaileh, Al Khan, and Al Taawun commonly have one ducted unit per floor. The upper unit fails first. Shops and warehouses in Industrial Area use package units. Clinics and offices in University City want the visit written down for their own file. We leave that note the same day. Apartments with a short concealed duct above a bathroom are a smaller version of the same handler work, and the access is the part that must be agreed.

Ducts that blow dust are duct cleaning. A single wall split in the maid’s room is split service, not a central call. Sites with many cassettes are better on a commercial contract.

What delay costs

A handler drain left until the ceiling falls costs the gypsum, the paint, and sometimes the flat below. A capacitor left until the compressor has been stalled all week costs the compressor. Neither is a surprise in a Sharjah roof void in July. The handler service is the cheaper inspection.

Access is part of the repair

Central systems fail in the void and on the roof, which means the job is only as fast as the hatch. A panel screwed shut and painted, a return boxed in during a renovation, or a roof door without a key turns a capacitor replacement into a search. Tell us who holds the roof key and whether the hatch is in a wardrobe. We would rather know that on the phone than stand in Al Khan with the right part and no opening. If a hatch must be cut, we mark it and agree the size before the gypsum is opened. The patch is not hidden inside the labour as a surprise.

Filters and belts, where a package unit still has a belt, are recorded with the size. The next visit should not depend on someone remembering. If the upstairs unit and the downstairs unit are different brands, both plates are photographed. Mixing the capacitors is a good way to fit a part that starts the fan and still leaves the compressor noisy. The plate prevents that. Keep the service note with the house papers so a tenant or a buyer can see what was done.
