A flat with the windows shut for months grows a black film on the blower wheel of the split that was left damp. The smell is in that one room, strongest in the first minute after the remote is pressed, and it hangs in the curtains even after the fan has been on. A spray pushed through the louvre wets the nearest blades and blows droplets into the room. It does not reach the far side of the barrel, and it does not empty the pan that keeps seeding the growth. The wheel has to come out.
Bookings are taken under the marketing name Air-Con.ae for Burj Al Qasimiah AC units fix cont. Shut-flat cleans stay in Sharjah, out of the Industrial Area 6 workshop opposite the cricket stadium. Closed apartments in Al Nahda and Al Majaz are the usual pattern: travel, a spare room, or a whole flat left with the split either running day and night or switched off on a pan that never dried. Muwaileh villas grow the same film in an upstairs room that stays locked, but the machine in that room is still its own split, with its own wheel.
Why a shut flat grows it
Moisture that never leaves
The coil condenses water whenever the compressor runs. In a lived-in flat the drain carries that water away and the pan spends part of the day only damp. In a shut flat two habits keep the surfaces wet. One is leaving the unit in cool mode around the clock, so the coil rarely dries. The other is switching it off at the remote while the pan is still full, then closing the door until someone returns. Sharjah heat does not dry a pan that has no airflow and no fall. Dust already on the blades is the food. The dark growth starts in the blade roots, where a cloth cannot reach, and it spreads along the barrel.
One room, one wheel
Each wall split has its own indoor barrel. The majlis can smell ordinary while the closed bedroom smells sour, because the bedroom wheel sat wet and the majlis wheel did not. A ducted villa is a different layout, with one handler feeding many rooms. A single smelly bedroom in an apartment block is almost always the split on that wall. We do not treat the whole flat as one machine. We open the unit that smells.
What a spray through the vent actually does
The barrel is a tunnel of blades. A jet from the louvre hits the outer row and runs off. The roots stay coated. The mist that bounces back goes into the room and onto the bedding. If the jet is aimed inward it can wet the motor behind the barrel. A damp motor is a new failure, and it does not remove the film. Scent in the same spray fades in a day or two, and the sour note is underneath it when the unit starts again. Disinfectant left on top of a dirty wheel is a wet dirty wheel.

Taking the wheel out
The isolator is off. Covers go on the floor. Filters and the front frame come off so we can see the barrel rather than guess through the louvre. The pan is dropped with a tray under it, because it usually holds the water that fed the growth. The coil sensor is unclipped without tugging the wire. The bearing holder at one end of the barrel is undone, the set screw on the motor shaft is loosened, and the barrel slides out in one piece. We keep it contained on the way to the wash, so the film is not brushed loose over the bed.
The cleaner sits on the blades long enough to lift the film, then a soft brush works each channel. The rinse is gentle so the plastic blades stay straight. High pressure bends them, and a bent barrel vibrates when it is refitted. The wheel is dried completely. A damp refit puts the same water back in the airstream. While it is out, the pan is cleaned of the gel in the corners and at the outlet. That gel is the same growth, and a clean wheel over a dirty pan smells again within days. The drain hose is flushed until the water at the outdoor end runs clear. A plug of slime in the hose refills the pan the first night and the cycle starts over.
- The barrel comes out. It is not sprayed through the grille.
- The pan gel is removed, not perfumed.
- The hose is flushed until the outdoor end runs clear.
- The wheel is dry before the set screw goes back on the shaft flat.
- The barrel is spun by hand so it cannot rub the fins.
On refit the set screw meets the flat of the shaft, and the blades face the same way they did when they came out. A reversed barrel moves less air and adds a whistle that was not there before. The pan gasket is checked so wash water does not track down the wall. If the bearing is rough or the barrel is cracked and will not run true, the replacement is priced in writing on site before it is fitted.

Powder, smear, and a stack that breathes back
Dry dust and a wet film do not behave the same way on the barrel. Dust from an Industrial Area room is grey and falls as powder when the wheel is tapped. The film in a shut Al Majaz flat smears, clings in the blade roots, and often leaves a dark tide line on the pan plastic where the water sat. Both are removed with the wheel out. The smear is why a vacuum nozzle at the louvre fails. The material is stuck to the plastic, not lying loose in the pan. A laboratory name for the growth does not change the repair. The barrel and the pan have to be clean and dry.
Shared stacks in apartment blocks can push smell the other way. A hose with no water trap lets air from the building drain rise into the pan whenever the split is off. The wheel can be spotless and the room still smells at the first start, because the stack is the source. We look for a trap that holds water, and we correct a hose that runs uphill into the stack. If the building line itself is blocked, the pan fills again no matter how well the barrel was washed, and we say that plainly instead of booking the same wheel a second time. Where a fall cannot be made, a small pump is the fix, written up on site before it is fitted.
Leaving the flat shut again
Before a long absence the pan should be empty and the wheel dry. We run the fan after the clean until the coil is no longer dripping, and we confirm the outdoor discharge has stopped because the pan is empty rather than because the hose is blocked. If the flat in Al Nahda or Al Majaz will be closed through the humid months, leaving the split off on a full pan repeats the film. Leaving it in cool mode the entire time keeps the coil wet instead. Fan-only for a while at the end of the last day you are there dries the surfaces without making more condensate. The windows staying shut is the reason the room cannot dry on its own.
What we will not call mould
Ordinary grey dust on a wheel in an Industrial Area room is dirt, and it is cleaned the same way, but it is not the black film of a pan that sat still. Ice on the line, warm air, and a clean dry wheel are not a mould job. They are tested as airflow or refrigerant faults after the indoor unit is actually clean. A smell in every room of a ducted house is the handler and the ducts, not a bedroom split. Call +971 50 257 5128, say the flat has been shut, and say which room smells. The work sits under AC cleaning in Sharjah. Any part is written up before it is fitted. We do not fog the room and leave the barrel in place.
Drying the barrel so the film does not return next month
A washed wheel put back into a pan that still holds water starts the same film as soon as the flat is shut again. We empty the pan, flush the hose until the water at the outdoor end runs clear, and only then refit the wheel. The indoor fan is left on, without cooling, until the coil stops dripping. That step is the difference between a clean that lasts and a clean that smells again when you return from a trip. If the hose has no fall, flushing it today does not stop the pan filling tomorrow.
