What belongs on a small-office AC contract in Sharjah

A small-office contract is a list of machines and a list of tasks, with dates. It is not a sentence about complete care. The cassette above the reception desk, the split in the back room, and the unit that serves the meeting table fail in ordinary ways: blocked filters, a slime-filled drain, a capacitor that has drifted, a coil that has not been washed since the fit-out. Air-Con.ae, the marketing name of Burj Al Qasimiah AC units fix cont., writes those tasks into the scope before anyone signs. Parts outside that scope are priced on site before they are fitted.

Start with the asset list

Every indoor unit is a line: room, type, brand and model if the plate can be read, filter size, where the outdoor unit sits, and where the drain actually goes. A reception cassette in a Rolla office is not the same line as a wall split in the store room. An Al Qasimia shop with two splits and a University City office with six cassettes are not the same contract with a different logo. The list is walked, not guessed from an old invoice. A unit in a closed board room that nobody mentioned still has a drain above the ceiling.

The list is what later visits are checked against. A filter changed on cassette two is marked on cassette two. A reading with no unit name is useless the next time a breaker trips. O General and Gree fixed-speed units on that list get a capacitor figure. A Daikin or LG inverter gets its fault history read instead of a capacitor that may not exist. The brand is an example of which test applies. It is not a reason to exclude the machine.

Cassette filters above a reception

A ceiling cassette drops its filters downward. Above a reception desk that means dust, and sometimes a trickle from a pan that was moved, falls onto people and paper. The visit needs a cover on the desk, a bag or a tray for the filters, and enough time to wash them away from the front door. Rushing the latch and tipping the filter in the room is how a maintenance visit becomes a complaint before any coil is clean. Al Majaz and Al Nahda offices with a cassette directly over the seating do this every time the panel is opened. The scope should say the furniture is protected, not assume the cleaner will deal with it.

The drain from that cassette runs above the ceiling. A blocked one does not stain a back wall. It wets the gypsum over the reception and then the floor. The contract visit includes the drain, tested, not a filter swap and a hope. Access panels that have been painted shut are noted on the first walk. If we cannot reach the pan, the scope says so, and the office decides whether a panel is cut. We do not sign a drain check we cannot perform.

The filter drops toward the desk. A contract visit covers the furniture and checks the drain above the ceiling, not only the filter.

What the written scope contains

Included work is specific. Filters removed and washed or replaced at a stated interval. Evaporator and condenser coils inspected, and washed on the visits agreed below. Blower or cassette fan scroll looked at, and cleaned when the blades are coated. Drain pan and line cleared and proved with a pour. Capacitor or inverter check, running amps against the nameplate, and a look at isolator terminals. Readings written against the asset list. That is a service.

Excluded work is specific too. Refrigerant lost through a leak. A compressor, a fan motor, or a board. Building wiring before the isolator. Ceiling repairs. A unit added after the list was signed, until the list is updated. Breakdowns between visits are attended as repairs against the same list, and the part is still priced before it is fitted. Putting “all repairs included” in a paragraph without naming them is how both sides argue later. The scope that works is the one a technician can tick.

Friday shutdown

A lot of small offices and Rolla shops in Sharjah are closed on Friday. Some are not. The contract names the real closed day for that site, and Friday is the one we are most often given. The machines still need a rule for that day. Switching them off at the breaker is a bad rule. It hides a trip you would have seen, it can stop a drain while water is still moving, and on some units it drops a heater or a control that was meant to stay alive. Killing the breaker also means Monday starts with a hot sealed room and every compressor online together.

The better rule is written in plain language. Set-points raised, or a timer, so the office does not hold 22 degrees for an empty Friday if that is what you want, without the isolator being used as a switch. Someone named, with a key, if a cassette alarms on the closed day. No bucket left under an indoor unit as the drain plan, because nobody is there to empty it. Monday morning is a normal start, not a recovery from a weekend of wet ceilings. If the office works Friday and closes another day, that day is the one in the scope. We do not print Friday onto a site that is open.

Coil washes before April and after summer

Two washes are the minimum we will put on a small office that runs five or six days a week. One before April, so the coil is open before the heat and the dust of early summer arrive together. One after the summer, so the season’s mat is not left on the fins until next year. Industrial Area offices and any site with a door open to the street may need a shorter gap. The asset list says which units those are. A reception cassette and a server-room split do not share a calendar just because they share an address.

The wash is the coil, not a new filter alone. Outdoor fins that face a road in Al Qasimia or a yard in Industrial Area are washed so the dirt leaves the pack. Indoor coils are washed with the room protected. After each wash the amps and the supply temperature are written down. Those numbers are how a later Friday call is diagnosed from evidence instead of from memory. A contract that never records them cannot show that the wash happened.

Between the two washes, the filter and drain visits still happen. A cassette filter above reception can load long before the coil is due, especially when the street door is open. The interval is chosen from the first month’s dirt, then kept, not set at a hopeful six months because that number looked tidy. Aljada and University City offices with filtered fresh air last longer. A Rolla shopfront does not. The scope is allowed to say so.

Each cassette is a line on the list. Coil washes are dated before April and after summer, and Friday shutdown is a procedure, not a slogan.

How a visit should read on the invoice

The invoice or the service sheet names the units touched, the readings, and any defect left for a decision. A float switch jumpered by someone else is a defect, not a favour to ignore. A condenser boxed into a riser with no air is a building problem we will write down and will not pretend to maintain away. You can defer a part. You should not be surprised by it. Call +971 50 257 5128 with the number of indoor units and the area in Sharjah. The workshop is in Industrial Area 6, opposite the cricket stadium. We will walk the site, write the list, and price the visits from that list. The AC maintenance in Sharjah contract is those pages. If a page cannot be ticked by a technician on a ladder, it does not belong in the agreement.

A coil or blower that is only dirty is AC cleaning in Sharjah.

If a part has actually failed, that visit is AC repair in Sharjah.
